Madina Residency - Project Progress Report & SHINE Ambassadors Visit
Alhamdulillah, by the grace of Almighty Allah (SWT), the Madina Residency Project continues to progress well and is steadily approaching completion.
The structural works have now reached approximately 96% completion, with the structure expected to reach 100% completion by the end of October 2026.
The Project Team continues to work tirelessly to maintain the required standards of quality, safety and workmanship, while ensuring that construction activities remain focused on achieving the targeted programme and completion timelines.
PROJECT AT A GLANCE


SITE MEETING & TECHNICAL COORDINATION
A site meeting was held on 9 September 2026, attended by the Project Consultants, Technical Team and other key stakeholders. The team was satisfied with the progress achieved on site and confirmed that the work programme remains active and generally in line with the approved schedule.
In addition to the formal site meetings, several technical coordination meetings have been held to ensure that matters arising on site are addressed promptly and that construction activities continue without unnecessary delays.
The Project Architect, Mr. Elmon Mafwenga, highlighted that holding technical coordination meetings between formal site meetings is good practice, as it enables technical matters to be resolved efficiently and helps maintain the required workflow and momentum on site.
SHINE AMBASSADORS VISIT MADINA RESIDENCY
On 7 August 2026, the Madina Residency Project had the pleasure of welcoming the SHINE Ambassadors, comprising Alhaj Dr. Mohamed Jaffer, Alhaj Shabir Najafi, Alhaj Sadique Jaffer and Alhaj MohamedTaki Jaffer, who visited the project site to witness first-hand the progress of this landmark development.
The SHINE team expressed their satisfaction with the progress achieved and appreciated the scale, vision and significance of the project being undertaken by our institution.
During the visit, the Housing Board Chairman, Alhaj Akil Hirji and Advisor Shabir Bhai Najafi also had the opportunity to share the Housing Board’s proposal for potential collaboration with SHINE on future development initiatives.
Both sides agreed that a special meeting would be arranged to discuss the proposal in greater detail and explore potential areas of future cooperation.
The visit provided a valuable opportunity to showcase the progress of Madina Residency and, importantly, to strengthen relationships with potential strategic partners who may contribute towards future community development projects.
The Housing Board sincerely appreciates the SHINE Ambassadors for taking the time to visit the project and for their interest and encouragement towards this important initiative.

AFED COUNCILLOR SHAHIDBHAI MURJI VISITS AFED BUSINESS PARK AND MADINA RESIDENCY
On 26 September 2026, AFED Councillor and Allocation Committee Member Alhaj Shahidbhai Murji visited the AFED Business Park. During his visit, he also inspected the warehouse where the finishing materials procured for the Madina Residency project are being stored.
Alhaj Shahidbhai Murji commended the proper management and maintenance of the property and appreciated the efforts being made to safeguard and manage the project materials.
Following his visit to the AFED Business Park, Alhaj Shahidbhai Murji also visited the Madina Residency project site. He was highly impressed by the scale and magnitude of the project and expressed his amazement at the size of the development and what our community has been able to achieve.
He remarked that it was difficult to imagine that such a mega project could be undertaken and delivered by our community. His reaction reflected the pride and appreciation he felt while witnessing the progress firsthand. Madina Residency represents a significant milestone for our community and stands as a testament to the vision, commitment and tireless efforts of the Africa Federation and all those involved in making this remarkable achievement possible.
Indeed, such a major undertaking is a source of great pride for our community. It is also a reminder of the immense blessings and opportunities that Allah (SWT) has bestowed upon us as a Khoja community, and of what can be achieved when we come together with vision, dedication, unity and a strong sense of responsibility.

SECOND INDIA VISIT – PROCUREMENT OF FINISHING MATERIALS
On 23 August 2026, Housing Board Chairman Alhaj Akil Hirji, Projects Coordinator Mohamed Moledina, and Interior Designer Joseph Mwijage undertook a second procurement visit to Morbi and Mumbai, India.
The primary objective of the visit was to procure the remaining tiles required for the unfinished floors of Madina Residency, including the parking floors. The team also reviewed and assessed other finishing materials required for the final stages of the development. Alhamdulillah, the procurement exercise was successfully completed, and all the required tiles have now been procured.
This advance procurement will assist the Project Team in maintaining the finishing programme and ensuring that materials are readily available as the various floors become ready for tiling and other finishing works. The Housing Board remains committed to proactive procurement and planning to minimize delays and ensure continuity of construction activities.
MATERIALS AND EQUIPMENT RECEIVED
During the months of August and September 2026, we received a number of important materials and equipment at the project site to support the ongoing construction, installation and finishing works. The key materials and equipment received include:
Four lifts, which have been delivered to the site and are ready for installation.
Soundproof carpet rolls for the flooring of the recreation area, providing sound insulation and enhancing the comfort of the facility.
Various electrical items and equipment required for the electrical installation and finishing works.
Soundproof sandwich roof panels, which will provide improved heat and sound insulation for the building.
Other essential finishing and installation materials required for the remaining works.

The timely procurement and delivery of these materials is an important milestone and will support the smooth progress of the remaining installation and finishing works.
BUYER PAYMENT COMMITMENTS & ALLOCATION REGULARIZATION
As the project progresses steadily towards completion, we are pleased to note the significant milestones achieved to date.
At the same time, it is important that all purchasers continue to honour their agreed payment commitments. Purchasers will shortly be contacted and requested to verify their payment records and regularize their accounts, where necessary.
We therefore strongly urge all purchasers to ensure that their accounts remain up to date and that future payments are made promptly in accordance with the agreed terms.
MOVING CLOSER TO COMPLETION
With the structural works now approximately 96% complete, significant progress has been achieved at Madina Residency. The focus is increasingly shifting towards the completion of structural works, finishing activities, services and the final stages required to bring the development to completion.
The Housing Board extends its sincere appreciation to the Africa Federation Chairman Amine bhai Nassor, Office Bearers, Trustees, Housing Board Members, Project Consultants, Contractors, Technical Team, Purchasers, Supporters and all those contributing to the successful implementation of this landmark project.
