Madina Residency – Construction Progress Update

Alhamdulillah, the Madina Residency Project continues to make steady and encouraging progress. The 17-storey residential development, with a build up area of 292,850 square feet, located on Mindu Street, Upanga, Dar es Salaam, is currently undergoing preparations for the casting of the 16th floor slab, while finishing works continue on the lower floors.
During the site meeting held on 3rd June 2026, the project team reviewed the overall finishing program and discussed implementation strategies for the coming months to ensure timely completion of the project. Based on the current construction schedule, the structural works are anticipated to be completed by September 2026.
Two more sub-contractors have been appointed as follows:
Air condition cooling system - Total cool Ltd
ICT & ELV works - ELV Masters
Current Progress Status
Internal and external block work completed up to the 12th floor.
External plastering completed from the 3rd to the 9th floor.
Internal plastering completed up to the 10th floor.
Ceiling works, plumbing installations, and electrical first-fix works completed up to the 10th floor.
Other associated construction activities continue in accordance with the approved program.
Floor and wall tiling works are scheduled to commence shortly.
Alhamdulillah, approximately 40% of the required finishing materials have already been procured and are securely stored at the warehouse located within the AFED Business Park. To date, approximately 20 containers of materials have been received and safely stored, with additional shipments currently in transit and expected to arrive in due course.

This proactive procurement strategy is intended to minimize potential supply-chain disruptions, ensure continuity of finishing works, and support the timely completion of the project in accordance with the planned schedule. The availability of a substantial portion of the required materials on-site also provides greater certainty in managing construction activities and mitigating the impact of market fluctuations or delivery delays.


Second China Visit - Procurement of Finishing Materials
In May 2026, Housing Board Chairman Alhaj Akil Hirji and the AFED Projects Coordinator undertook a second visit to China to oversee the procurement of additional finishing materials for the project. During the visit, several meetings were held with manufacturers of aluminum profiles, kitchen cabinets, and other construction materials, along with inspections of their production facilities.
Following detailed discussions and factory visits, it was agreed that sample installations of the proposed aluminum windows and kitchen cabinets would be manufactured and installed at the project site for evaluation and approval. Upon successful approval of these samples, a technical team from China will visit the Dar es Salaam project site to finalize specifications, conclude contractual arrangements, and proceed with the award of the subcontracts. As part of the proposed agreements, each manufacturer will deploy 3 skilled technicians to Dar es Salaam to supervise and undertake the installation of the aluminum works and kitchen cabinets. Furthermore, the contracts will include a comprehensive warranty to be issued upon project handover, ensuring quality assurance and after-sales support.
Alhamdulillah, procurement arrangements for 15 key items were successfully negotiated during the visit. Some of the major items include:
Aluminium windows and doors
Sandwich roofing sheets with enhanced heat insulation properties
Soundproofing materials for the terrace floor
Electrical items
Kitchen cabinets
Fiber GRP Water Tank


This initiative is expected to ensure the procurement of high-quality materials at competitive prices while maintaining timely delivery schedules. It will also contribute significantly to the successful completion of the project by enhancing quality, cost efficiency, and overall project execution. The direct engagement with manufacturers has enabled the project team to assess product quality firsthand, negotiate favorable commercial terms, and establish strong supplier relationships, thereby supporting the successful and timely delivery of the project.
