Africa Federation Receives Landmark Plot for Housing Project in Dar es Salaam

AFRICA FEDERATION RECEIVES LANDMARK PLOT FOR TRANSFORMATIONAL HOUSING PROJECT INDAR ES SALAAM
Housing remains one of the most pressing challenges facing our Khoja families in Dar es Salaam. The estimated requirement now exceeds 600 housing units in Dar es Salaam alone, underscoring the urgent need for solutions that are not only affordable, but imaginative, sustainable and built for the long term.
Against this backdrop, the Africa Federation Chairman, Alhaj Amine Bhai Nassor, is pleased to announce an important milestone in AFED’s housing journey: the generous donation of a strategically located plot to the Africa Federation by the Jaffer Family Foundation of New York (JFF) and United Global Initiative (UGI) towards the development of a major housing project for members of our Community.
This is more than the acquisition of land.
The property is strategically located in a prime central area along Morogoro Road, Dar es Salaam, just a few steps from our Centre, and comprises approximately 1,103 square metres. Its location offers an exceptional opportunity to create a modern residential development at the heart of the city.
JFF/UGI VISIT AND APPROVAL
On 29 January 2026, representatives of the Jaffer Family Foundation of New York and United Global Initiative visited the proposed property to assess its suitability for the intended housing development.
Recognizing both the urgent need and the potential of the site, JFF/UGI immediately approved the property for acquisition and development as a housing project for our Community.
That decisive support reflected a shared vision between JFF/UGI and the Africa Federation: not merely to respond to today’s housing shortage, but to create a long-term solution capable of strengthening families and communities for decades to come.
The purchase of the property was successfully finalized, with full payment completed in March 2026, following which the property was formally handed over to the Africa Federation.
The documentation and transfer of ownership of the property into the name of the Africa Federation were successfully concluded in August 2026. This process was undertaken with due diligence and careful attention by AFED Housing Board Legal advisor, Zakia Bai Khamisa, with the valuable support and assistance of Alhaj Gulam Bhai Dewji. We sincerely appreciate their dedication, professionalism and guidance in ensuring that all legal and ownership formalities were completed smoothly and successfully.
The Africa Federation would also like to place on record its sincere appreciation to Alhaj Shabir Bhai Najafi who is also the Advisor on AFED Housing Board and AFED Trustee, for his invaluable support and facilitation in relation to this property. Alhaj Shabir Bhai has been a pioneer and has remained at the forefront of housing development initiatives across Africa. His continuing guidance, commitment and support towards the Africa Federation’s housing vision have played an important role in facilitating this opportunity.
A LANDMARK 27-STOREY DEVELOPMENT
The vision for this site is ambitious because the need demands ambition.
The AFED Housing Development Board has commenced preliminary planning for an impressive 27 story building, subject to obtaining the necessary approvals from the relevant Government authorities and full compliance with all applicable planning, construction and regulatory requirements.
In other words, the project is not simply about constructing homes, it is about building an asset. One that serves families today while continuing to generate value for the Community tomorrow. The project therefore brings together three important goals: affordable housing, responsible asset development and financial sustainability.
The AFED Housing Development Board will continue to work closely with the relevant stakeholders, consultants and professionals throughout the planning and development process. The Community will be kept informed through regular updates as this important project progresses.

Their contribution has done more than make the acquisition of land possible. It has opened the door to a project that can provide homes to families, strengthen community assets and establish a sustainable source of income for years to come.
We would also like to record our sincere appreciation to the Office Bearers and Trustees of Africa Federation as well as members of the AFED Housing Development Board for their unwavering support, guidance, cooperation and active involvement throughout this initiative.
Special recognition is due to the Chairman of the AFED Housing Development Board Alhaj Akil Hirji, for his relentless efforts and dedication in securing this valuable asset for our Community. His leadership, foresight and determination have been instrumental in turning this vision into reality and creating lasting value for future generations.
This initiative represents a significant step towards addressing the housing needs of our Community and creating sustainable opportunities for our members. It also demonstrates what becomes possible when committed individuals, institutions and generous donors come together behind a shared vision.
We pray that Allah (SWT) blesses Alhaj Mohamedtaki Bhai Jaffer, Alhaj Sadique Bhai Jaffer, the Jaffer Family Foundation of New York (JFF), United Global Initiative (UGI) and all those who have contributed towards this noble initiative, and grants them continued success, good health and Barakah in their service to the Community, and may He accept these efforts and enable us to continue working together for the betterment, prosperity and sustainable development of our Community, Ameen.
