Alhamdulillah, the Africa Federation (AFED) Housing Board is pleased to inform the community that the Madina Residency Project, a 17-storey development, is progressing well and has now reached an advanced stage of construction.

Madina Residency stands as one of AFED’s landmark projects, encompassing a total built-up area of approximately 292,850 square feet. The primary objective of this initiative is to increase access to Rent-to-Own (RTO) apartments, thereby enabling community members to achieve home ownership in a sustainable and affordable manner.

In response to the overwhelming demand for RTO units, the allocation process was adjusted to increase the RTO quota to 58 out of 83 apartments, ensuring wider participation and greater benefit for members of the community.

Alhamdulillah, the finishing works have commenced on the parking floors, and the boundary wall has been completed on three sides, with the remaining section currently in progress. Preparations for the ninth-floor slab are underway and are expected to be completed within this month. Blockwork and plastering have begun on the 3rd and 4th apartment floors and are progressing well. Additionally, the electrical first-fix installations are advancing steadily.

To maintain strict quality control, monthly site meetings and at least two technical meetings per month, depending on departmental requirements, are held to ensure smooth progress. During these meetings, any challenges raised by the contractor or sub-contractors are promptly addressed and resolved. In the site meeting held on 27th August 2025, various finishing aspects were discussed in detail to mitigate potential delays and ensure timely completion.

Recently, AFED Housing Board Chairman Alhaj Akil Hirji, Projects Coordinator Mohamed Moledina, Architect Elmon Mafwenga, and Service Engineering Consultant Telesphori Focas travelled to China for the selection of finishing products. Madina Residency brings this vision to life, a project built by the community, for the community. It provides comfortable homes with the right space for families to grow, while ensuring an open and airy environment.

The progress on site is encouraging, and it reminds us of what can be achieved when we work together with determination and unity. AFED Hon. Secretary Alihassan Kassam

“I am greatly impressed with the remarkable progress of Madina Residency. The project is shaping up beautifully and stands out as one of the finest developments, destined to be a landmark building for our community. I sincerely commend the Housing Board for their vision, dedication, and tireless efforts in bringing this project to life.”

Alhaj Zainul Chandoo (Former Hon. Treasurer & Managing Trustee)

“Witnessing the remarkable progress firsthand has been truly inspiring. It’s incredible to think that just a year ago we handed over the site and today the structure has already risen to the 9th floor.

The pace of construction is phenomenal, and the ceiling heights stand out well above what’s typically seen in the market. This reflects a clear commitment to delivering the very best value to our community.

Congratulations to the Housing Board, Akil Bhai and his entire team, the contractors, the Office Bearers, and the Trustees. Your dedication, leadership, and relentless pursuit of excellence continue to propel this initiative forward. Thank you for your tireless efforts.”

AFED Hon. Treasurer Alhaj Muntazir Walji

“The Madina construction project is coming together beautifully, with spacious layouts, impressive ceiling heights, and thoughtful planning, it truly reflects the care and dedication behind it. This is more than just a building; it’s a home and a symbol of value and pride for our community.

AFED Trustee/Housing Board Advisor Alhaj Shabir Najafi

AFED Trustee and Housing Board Advisor, Alhaj Shabir Najafi, expressed his satisfaction at the progress and unique features of the Madina Residency project. He noted the positive feedback from colleagues who highlighted the generous ceiling heights, spacious corridors, and overall design features rarely found in modern developments.

He further emphasized that Madina Residency will introduce five-bedroom apartments addressing the growing needs of the community and setting a new benchmark in residential offerings within Dar es Salaam. These five-bedroom apartments not only offer comfort and space for large families but also provide an economic advantage for extended families wishing to share one unit.

“In the last project, Amira Apartments we introduced four-bedroom apartments. Now, in Madina Residency, we have gone further with five-bedroom units. The credit for this vision goes to Housing Board Chairman, Akil Hirji & his team, who consistently undertakes market research and surveys to assess the fast-changing needs of our community,” he stated.

Alhaj Shabir Najafi also acknowledged the encouragement shown by the current Vice Chairman, Murtaza bhai Somji, and Hon. Secretary, Alihassan bhai Kassam, during their first visit to the project after assuming office.

Reflecting on the acquisition process of the plot, he highlighted the teamwork of Chairman, Amine bhai Nassor, Housing Board Chair, Akil bhai Hirji, and himself. Key factors considered in the purchase included securing a special community project discount from the vendor, the plot size, the safe and upscale neighbourhood, and the excellent views offered by the location.
